This is a big question if you are thinking of owning property around the Lake Arrowhead area. Lake Arrowhead is a private lake in the San Bernardino Mountains. I am often asked what does lake rights mean? What “Lake Rights” mean is that anyone who owns property within the “Arrowhead Woods” boundaries have the right to use Lake Arrowhead.

There are two type of ownership’s in Lake Arrowhead, either an improved property or an unimproved property. If you have an improved property (Home) you have the right to use the lake and buy a dock. An unimproved property has limited lake rights, but still would allow you to use the lake and rent a dock or use the lake on a daily launch basis. Both allow you to belong to the beach clubs here in Lake Arrowhead. If you live outside of the boundaries of lake rights you cannot use Lake Arrowhead.
A nice thing about being a private lake is that the integrity, care, health of the lake are of great concern. Lake Arrowhead’s “Small Town Charm” applies on the lake too. You know the people who you are boating around.
The Arrowhead Lake Associationis the governing board that runs the lake and it is made up with home owners who represent different districts of the lake.

Our inventory in Lake Arrowheadis definitely thinning out. This is good and bad. The bad part is there are slim pickings to show to new buyers, the good news is that the old inventory is getting sold. The month of January started a little slow with some of the weather we had, but seemed to pick up at the end of the month. Lake Arrowhead new home listings top picks of the week, for the week of 1-17-2013! Well we are finally back in the swing of weekly tour. There were some great homes on tour this week. But, as you know I only choose what I view as the best deals out there for Lake Arrowhead home sales. There were some lower priced homes along with a couple in the mid range that I thought were good values.

27732 St Bernard Road listed by Capre Pat Morris ~ This home is a good size home for a lake view home and newer style construction. 4 bedrooms, 2.5 baths, good value in a lake view home.

Lake Arrowhead Home Sales for the month of December 2012 were still going strong.
We finished the year out strong in Lake Arrowhead with sales in all price points. One thing to point out is that there were still 2 lake front homes sold in Lake Arrowhead as well. The rates are still low and there are some great buys out there.

Lake Arrowhead Home Sales for September 2012 were still cranking out for the Summer.
We saw movement in every price point this past month. Two Lake Arrowhead Lakefronts sold, a couple gated and quite a bit in the mid range. All positives. We did see a couple of homes have multiple offers on them. Great time to buy or sell in LakeArrowhead, rates are down, inventory is moving and the weather has turned in to Fall.

This is what we get to experience in Lake Arrowhead. Yesterday’s sunset was fantastic and these two little ones found some time to go fishing. The family life is a slower pace in Lake Arrowhead and we love it here!
